Keith Rochester & Associates, Inc., dated June 22, 1988, and revised February 16, 1989, March 9, 1989, March 28, 1989, and May 30, 1989, and recorded in Plat Book 136, Pages 208-209, Hall County, Georgia Plat Records, and more particularly shown by a plat for Sunrise Home Builders, prepared by B. Keith Rochester & Assoc., Inc., dated July 26, 1989, which plat is by reference made a part hereof. As shown by said plat, the property embraced herein is more particularly described as follows: Beginning at an iron pin corner on the Southern right-of-way of Thousand Oaks Drive (with a 50 foot right-of-way), which iron pin is located 1,588.36 feet northeasterly of the intersection of Thousand Oaks Drive with the Eastern right-of-way of Harmony Church Road (with a 60 foot right-of-way) as measured along the Southern right-of-way of Thousand Oaks Drive; running thence along the Southern right-of-way of Thousand Oaks Drive North 65 degrees 45 minutes 52 seconds East 134.91 feet to an iron pin corner common to Lots 110 and 111 of Harmony Woods Subdivision; running thence along the line common to said Lots 110 and 11 South 21 degrees 55 minutes 40 seconds East 316.64 feet to an iron pin corner common to Lot 111 and property now or formerly of Boyce Brown, South 64 degrees 35 minutes 51 seconds West 122.40 feet to an iron pin corner common to Lots 11 and 112 of said subdivision; running thence along the line common to said Lots 111 and 112 North 24 degrees 11 minutes 51 seconds West 318.88 feet to the beginning iron pin corner. Said property is further identified as Hall County Tax Map and Parcel No. 15015D000102 and as 3246 Thousand Oaks Drive, Gainesville, Hall County, GA 30507. The above-styled action to quiet title to the above-described property was filed in the Superior Court of Hall County, Georgia, on December 9, 2024.
